Mastering Pre-conditioning
The key to 10 ratings on "Cleaning Results". |

Understanding The Secret Elements Of Preconditioning...
Soda
Cans???? And Dishes??? | |

|
Respected Partners:
In light of the amazing amount of information
coming from our market
analysis data. It has become very clear that 10
ratings are absolutely mandatory to assure our
success. One of the most difficult areas
to achieve these ratings is cleaning results.
The following webpage outlines some amazing
techniques that were shared with me many years
ago by a true legend in our industry...
|
|
|
|
Take a good
look at the guy on the left . I consider him to
be one of the most knowledgably people in the
world about how to clean a carpet....
His name is Joe Domin. He is retired now, but
for many years he was the lead research chemist
at prochem.
He may look familiar to some of you, because for
years he wrote articles in some of the most
popular industry magazines for carpet cleaners.
If there ever was a guru for this industry, he
was it...
Here is a link to an old article from joe...http://www.ecleanadvisor.com/public/434.cfm
|
|
|
|
In the mid 1990's I was very fortunate to have
met Joe because Prochems headquarters was in
Chandler AZ , just a few miles away from Boss
Optima.
I have to say, after a few years, he probably
was irritated by me, because I would constantly
call Prochem and ask for him by name, whenever I
had a cleaning question or issue.
I knew this
was not in his "job description", to be taking calls
from carpet cleaners but he was always a good
sport...And what I learned from him was absolute
gold...
|
|
|
I am very
gratefull to Joe for all the calls he took from
me! |
|
|
One day I called Joe specifically to discuss
techniques for dealing with heavily soiled
traffic areas. The worst areas we deal with.
Joe kind of chuckled and said he was going to
tell me a big secret about carpet
cleaning.....Something I probably didn't know...
What Joe told me that day changed my entire
perception of how to clean a carpet..... |
|
Here is what Joe told
me...... |
|
|
Joe told me that one of the biggest mistakes
carpet cleaners make is they think they are
supposed to use their wand to clean the
carpet..... |
|
|
They
think that the great flushing action and the
intense heat of their wand strokes is what
cleans a carpet...... |
|
Joe Said nothing could
be further from the truth. He said most carpet
cleaners go their whole career not realizing how to get
the best results on a carpet.
|
And then Joe asked me a funny question......
He
said Mike "have you ever washed dishes"?
Sure I said....
Joe said getting the absolute best cleaning
results
is "exactly" like
washing dishes...
|
|
|
Joe
said.....
In many ways a dirty
carpet fiber is exactly like
a dried up dirty
dish that has been sitting for days.......
Its build up, is hard and crusty, and almost
glued to the dish...
You can scrub it clean with some detergent and a
brillo pad, but its going to take a lot of elbow
grease.
And a lot of time......
Then Joe said something funny...
Imagine if you had a tiny miniature carpet
cleaning wand. A wand that was the size of a
spoon and would fit in your hand... And lets
pretend this miniature wand was hooked up to
your truckmount.
And that minature wand is what you tried to clean this dried
crusty dish with....
How hard would that be?
Probably pretty tough I said.....
Then Joe said..... |
|
|
Now imagine you take that same dish .....
All
dried and crusty.....
And you soaked it in
water......overnight.....
Not even with any
detergent....just water... |
|
|
The
next morning you would be able to rinse the
plate clean........ effortlessly.......in seconds....
No work....No scrubbing....just a simple fast
rinse.... |
|
|
According
to Joe , this "submerged dwelling" effect was the key to
the absolute best carpet cleaning results.
Joe said if all carpet fibers could be submerged
in moisture (with some actual cleaning
agents) the same effect could be achieved as an
"all night soaking " on a crusty dry plate
dish.....
|
|
Joe said the key was to
understand that the wand is supposed to be just
the "sink rinse" at the end.
It has nothing to do with the....... "all
night soaking effect" .......
Which is what really gets the best results.
The wand is simply the
"sink
rinsing step"
at the end of the
process .
|
|
|
|
Joe
said the real key was to get the "all night
soaking effect" with your pre-spraying
routine......
But this is not achieved with just
doing a "good spraying".
It takes more then that..... When you pre-spray
a carpet, you can not leave any "dry spots" on
the fibers.
|
|
ey
|
Joe said that what
most carpet cleaners don't understand is that
the "prespaying step" is intended to achieve
the....
"all night soaking effect"
But most carpet cleaners don't understand how to
take advantage of this..... (or create this
effect correctly)
|
|
And then Joe said something really weird
........
He said Mike imagine an empty room in a house.
And imagine that empty room is filled wall to
wall with soda cans standing up.......
|
|
Joe said .....If I asked you to use your
presprayer and spray this room......with the
goal being, to get every inch of every can
wet....How would you prespray?
And how long would it take you?
Probably a good while I said.....
Joe said: That is exactley how you
should prespray every carpet....
|
|
|
|
And Joe said imagine that each of those cans is
like a carpet fiber in a carpet.
If you were going to "pre-spray" that room of
soda cans........
(Of course a soda can is cylinder shaped like a carpet
fiber)
The true goal
would be to get every inch of every soda can wet
with the prespray...
Every Inch !!!! Of every can.....
Joe said, if any inch of any soda can does
not get "wet or submerged" with
pre-spray..........
That inch will be a "dry spot" and it will still behave like the dry crusty
dish...
Its not going to look good after the "sink
rinse"...
Joe said the only way you truly get the "all
night soaking effect" is to get every millimeter
of every soda can (carpet fiber) wet and
submerged !!!!
|
|
|
Joe said,
If a smart carpet cleaner takes the time to
really be extra thorough with his
pre-spray.....making sure every inch .......of
every "soda can" gets submerged in prespray...
Every Inch.....
Every inch of every fiber.......completely
submerged !!!
Just like the dish submerged in the sink......
The same effect would be achieved as an all
night soak on that dirty dish.
|
|
|
|
Joe
said the idea of prespraying is to get this
effect on every individual carpet fiber. |
|
|
If carpet cleaners would prespray with that kind
of thoroughness and attention to detail...
Spraying a room like it was filled with soda
cans, and they were trying to get every inch of
every can wet....
What carpet cleaners would realize is that
their wand work would react just like the sink
rinse on the dish......
Easy.....
Effortless....
Fast.....
And we would actually use far less moisture
because far less wand strokes would be
necessary....
So carpets would actually dry faster!!!
Now most carpet cleaners will think , thats
getting the carpet to wet...
**(But ,Joe said never to
worry about over wetting the carpet with the
presprayer..over wetting is almost always caused
by the wand).
And why does the wand cause this? because
you keep going over it more and more ...Because
you left dry spots that are not coming clean!!!!
So not prespraying enough actually causes over
wetting more often then over prespraying.
And more importantly , when you spend more time
pre spraying (and raking it in , to avoid dry
spots) the carpet will look far
more cleaner!!!
Because every inch was submerged in pre spray!!!...
|
|
|
|
|
|
Joe said the goal of every carpet cleaner should
be, to be a master "pre-sprayer" ....And
remember the soda can analogy!
And to use their wand as little as possible....
Joe said most carpet still "look dirty"
after a cleaning simply because the soda can
(fiber) had
"dry spots" that didn't get submerged....
And because carpet fibers are sometimes like
soda cans "laying down" ....
Techs don't realize how important it is to rake
the carpet to get the prespray "under the soda
cans that are lying down"....
If you don't rake it in...."its not all
submerged"...There will be dry spots....
And dry spots behave like the dry crusty
dish.....your wand is not going to work very
well on it !!!
We teach our technicians the 70-30 rule. Spend
70 percent of your time pre spraying the 30
percent of the carpet that is the most dirty.
(And raking the pre-spray in north and south and
east and west). To avoid dry spots.
|
|
|
|
|
|
|
Joe said
pre-spraying, and leaving "dry spots" on a carpet fiber are just like a crusty dry dirty
dish....... The wand is going to struggle
cleaning it. And the carpet will only be
partially clean.... |
|
Joe said the best
carpet cleaners actually spend most of their
time, not on the wand.... but on their
prespraying....
A good ratio would be 60% of your time
pre-spraying 40% on the wand...
Techs achieve great cleaning results by
prespraying the traffic areas of the
entire home their
cleaning first.....
We tell our technicians to spray every room
before they even hook up the wand, so that the
maximum dwell time is achieved. And to spray
heavily enough that the pre spray does not "dry
out" before they get there with the wand.
We also tell them to
Be extra thorough to rake their prespray into
the fibers
and saturate and submerge each fiber
thoroughly.....
"Wetting all of the soda cans"...
And by spraying everything first (All the
rooms to be cleaned)
The maximum "dwell" time is achieved....
The dish is soaking in the sink for as long as
possible...
|
|
|
Now if a dry crusty dish can soak in
just "water"
overnight.....and then just "wipe clean" with a sink
rinse...
|
|
|
Think of how well a carpet fiber will
rinse clean after soaking in a great emulsifier. |

Respected Partners:
Our market analysis
information is telling us a very clear story..
Anything less then all 10 ratings on cleaning
results means we lose customers..
The public will not pay our prices again, unless
they see a better cleaning result then what they
are used to... We only have so much time in each
home...
Effective pre-spraying or "pre-conditioning" as
its now called, is absolutely key to the elite
cleaning results we need....
