Saltillo Tile is a clay
based tile which had a outer skin
coating it. In the tile cleaning
industry most companies prefer to strip
Saltillo because of how lucrative that
service can be. Unfortunately for the
customers, stripping Saltillo can be a
very costly and can often require them
to leave the home while the service is
performed. Our company
offers a very basic alternative to this
service. It is called clean and reseal.
Our service involves cleaning the "outer
buildup" which has accumulated on the
surface of the existing sealer and
getting the tile to have a clean look
again. Then we simply apply a thin
surface coat to strengthen the existing
sealer. This service is far more
affordable and the results can be
exceptional. Here is an overview of the
difference between our service and a
conventional tile stripping.
When
it comes to Saltillo tile there are 2
types of services that can be performed:
Stripping |
This is the
act of removing any sealer that has
been applied to the tile and
cleaning down to the clay skin.
(This is very messy and involved).
Generally this service is only
necessary if there is chipping,
flaking or pealing of the original
sealer. That condition can only be
corrected by removing the sealer and
applying a new one. If a customer is
unhappy with the color tone of there
tile or the color of the grout
lines. The tile must be stripped
before color enhancements can
be performed .

Clean and
Re-Seal |
Because all dirt and
grime collects on top of the sealer
coating, this service is very
effective and is much more cost
effective for the client. This Clean
and reseal service involves simply
cleaning the tile with a mild
general cleaner (that will not
remove the sealer) and simply
re-applying a new top coat over the
existing sealer. We have been
selling this service for over 10
years in the Phoenix market with
great success. Mechanically it is
not that different from cleaning
other tiles. The key is to use a
very mild cleaner with soft
agitation from a floor buffer.
And ensure that it is effectively
rinsed. With Saltillo tile we always
do a "cold" rinse. we should never
use heat with Saltillo tile.
Again, this service should only be
done if there is no problems with
the existing sealer. If any chipping
flaking or pealing has
occurred on the tiles sealer, we
should recommend the customer find a
company to strip the tile. Below are
the extra necessary items you will
need to perform a Saltillo tile

Floor
Buffer with a soft scrub brush. A
carpet scrub brush is ideal. |

Non
Shedding Floor Mop. Must be non
shedding to ensure you don't have
fibers shedding into the sealer
while applying. |

Nuetral Cleaner
This
should be a product a supplier would
recommend for customer mop cleaning.
The more mild the better.

The Importance Of Demoing The
Service First. |
With all tile cleaning, we highly
recommend you always give the
customer a small demo when you first
arrive. This ensures that the
customer has reasonable expectations
of the service to be performed. With
Saltillo tile, customers sometimes
are expecting a "look change" with
the cleaning. Some customers want
the tile to look darker or lighter
after the cleaning. Our clean and
reseal service will not achieve
this. Our sales people will do
the best they can to ensure the
customer knows what they are
purchasing before you arrive. Non
the less, a demo is the best way to
ensure we don't have an unsatisfied
client at the end of the service.

Step 1 Inspection |
Inspect
the tile to ensure there is no
pealing, flaking or chipping of the
existing sealer. If this exist do
not do the service. |
Step 2 Furniture Prep
|
Slide furniture
(That we are moving) to one side of
the room. |
Step 3
Spray Cleaner. |
Spray Tile with mild
cleaner using a hydra sprayer or 3
gallon sprayer. (Do not heat the
cleaner) |
Step 4
Agitate |
Scrub the tile with
the floor buffer. Always ensure the
tile stays wet and does not dry out
while you are scrubbing. Because we
are using only a mild cleaner, we
must spend extra time agitating to
achieve great results.
(remember, we must use a soft
agitator brush. Never use a harsh
brush on Saltillo tile) |
Step 5
Cold Rinse |
Rinse the floor with
rinse water that is not heated.
(Ensure there is no soapy residue
left. Tile must be rinsed thoroughly
before sealing. |
Step 6
Client inspection |
Before applying the
sealer, have the customer inspect
the cleaning results and make sure
they are satisfied. If permanent
discoloration is present or if there
are grout potholes which make the
grout appear dark, be sure to get
resolution with the client before
the sealer is applied. |
Step 7
Sealer Application |
Once the floor is
rinsed thoroughly, mop the sealer on
using a non shedding mop. Start
cleaning another area while allowing
the sealer to cure for about 30 min
before placing furniture back on.
(Have customer stay off the tile for
at least 4 hrs) |
